Run Time : 12 minutes 53 seconds
Commentary : Includes voiceover

The absence or variation from a technique shown in this film does not nesccessarily mean that a fault is being committed.
If any clarification or further information is required please contact Swish Technical Services on 01827 317200.

Notes

  • Swish recommends that installers follow industry best practice and fully replace existing fascia and soffit boards.
  • Swish also recommends the use of a full scaffold system or a properly configured cantilever decking system.
  • The installation techniques show in this film represent some of those most commonly used by Swish Approved Installers.
  • Some installers use treated timber or sound sections of timber from the existing roofline inorder to create the fascia and soffit hangers shown in the film.

Ventilation at the Eaves

Roof voids must be ventilated at the eaves in order to stop warm air condensing on cold surfaces. Condensation encourages rot and mould growth. The air gap dimensions shown are the minimum required for clear continuous air paths at the eaves.

*Duo pitch roofs greater than 200 pitch or greater than 10m span should have additional ventilation at the ridge to assist airflow through the roof void, equivalent to at least a 3 mm wide continuous gap. Additionally, if the span is greater than 10m the overall ventilation area should be increased to at least 0.6% of the total roof area.
**Air paths should not be obstructed. A minimum 50mm free air path should be maintained between the top of the insulation and the underside of the roof decking.

Ventilators

Swish ventilators for roof voids are covered by British Board of Agrément Certificate No.91/2620. When used in accordance with the Certificate, Swish ventilators will satisfy the following statutory requirements.

England and Wales

The Building Regulations 2000 (as amended) (England and Wales):
Requirement C2 (a) (b) (c): Resistance to Moisture
Regulation 7: Materials and workmanship.

Scotland

The Building (Scotland) Regulations 2004: (as amended)
Regulation 8: (1) (2) Fitness and durability of materials and workmanship
Regulation 9: Building Standards – Construction; Standard 3.10 – Precipitation and Standard 3.15 - Condensation

Northern Ireland

The Building Regulations (Northern Ireland) 2000, Regulation B2; (as amended)
Fitness of materials and workmanship, C4: (b) Resistance to ground moisture and weather and C5: Condensation.

Swish ventilators also meet the recommendations BS 5250: 2002 which deals comprehensively with the subject of condensation in dwellings.

Vent-Strips.gif

Building regulations require the roof void to be ventilated according to the pitch and shape of the roof covering.

Ventilation is required to prevent the build up of condensation with consequential damage from rot. Ventilation may be provided through the soffit or over the fascia. Go to Building Regulations for details.

Over Fascia Ventilatiors

Where a clean soffit is required Swish Over Fascia Ventilator (C504/505) and Swish Vented Eaves Protector (C404) provide over-fascia ventilation and protection for new build and refurbishment projects.

A range of decorative  elements for roofline that allow the designer to create an individual feel to a property while retaining the benefits of a standard system.

The range consists of: Fascias & bargeboards, Apex finishes and Decorative trims. The Swish Technical Services team is able to develop bespoke elements where there is a commercial requirement.

Decorative Bargeboards

There are two Swish systems:
i) Decorative Roofline consists of concave and convex designs in 5m lengths.
ii) Roofstyle is a system of moulded 450mm components (convex & concave) that fit to the face of an existing board.
Spires, Finials & Bracing Bar
These units are essentially decorative and afford a simple but highly effective enhancement to any installation.  Where there is no direct line of sight to the back of the spire, either from ground level or from within the dwelling, a flat-backed spire (C475 or C476) will present a rapid and simple decorative cap to the face of the bargeboard at the apex.

A 3D spire (C466) with detailing to all faces allows the unit to be viewed from all angles.

Dentils

The range meets the requirements of most new build and refurbishment applications as each unit is capable of a secret mechanical fix in at least one direction.

A continuous sub-fascia of cellular PVC fixed to the wall under the soffit will greatly enhance the effect.

Corbel & Gallows Brackets

The Corbel has sharply defined sweeping curves which are most effective when installed below a flat top canopy or used in pairs beneath oriel windows.

Swish Gallows Brackets are load bearing and capable of offering structural support to door and window canopies. The surface pattern mimics the traditional appearance of timber with a high level of bevelling detail.

Trims
A full range of decorative trims that can be used on their own, or in combination, to enhance the look of the installation.

  • Quadrants
  • Angles
  • Cloaking Trims
  • Decorative Trims
Typical applications are at the gable eaves and under the fascia soffit where trims are used to soften the look of the joint between boards and to add appeal to the installation.

A range of roofline cladding and windowboard products is available in colours. Some are achieved by the application of a durable foil finish others are skinned in a coloured PVC material. The appropriate roofline corners, joints and trims are finished in the same materials, ensuring a uniform finish.

Foiled products have the same low-maintenance properties as their white counterparts, requiring the occasional wipe with a damp, soft cloth and mild detergent as necessary.

The foiled range complements many of the window, door and conservatory systems currently in use.
